You may be seeing the speed reported for a 2 spatial stream device on a 40mhz wide channel. The "marketing speed" is a theoretical maximum. You never really see speeds like that out on the real world. See this chart for expected speed with certain combinations of RSSI/SNR (Will dictate the modulation and coding), Channel Width, and Spatial Streams:

The majority of the AP's we are currently running are the 315's and I noticed today that the Max Speed users are getting on 5 GHz is 400 Mbps. The documentation for the 315's states I should be getting up to 1,733 Mbps. Is there something I have configured wrong? We run Microsoft Surface Laptops for the most part with IT using Dell's. It's the same across the board though.
